Why Does My Patio Keep Sinking or Cracking?

Why Does My Patio Keep Sinking or Cracking?

And How a Professional Installer Gets It Right First Time

If your patio has started to sink, crack, or collect puddles after rain, you’re not alone — it’s one of the most common issues we hear from homeowners across Feltwell, Ely, Downham Market, Thetford, Newmarket, Wymondham and Bury St Edmunds.

What often looks like a straightforward paving job on the surface can hide poor preparation underneath — and that’s where most patio problems begin.

In this post, we’ll explain why patios fail, how local soil and weather conditions in Norfolk, Suffolk, and Cambridgeshire play a part, and how we at Precision Paving & Landscaping ensure your outdoor spaces are built to last.

1. The Most Common Patio Problems

A sinking or cracked patio doesn’t just look unsightly — it can become uneven, slippery and even unsafe. The main culprits we see time and again include:

  • Weak or uneven sub-base: If the foundation layer (known as the sub-base) isn’t deep enough or properly compacted, slabs start to settle and shift.
  • Poor drainage: Without the correct slope or fall, water can pool on the surface, seep beneath the slabs, and cause frost damage over winter.
  • Incorrect materials: Using the wrong paving type or thickness for the intended use — for instance, lightweight slabs for a driveway — almost guarantees cracking later.
  • Cut corners during installation: Rushing, skipping edging restraints, or using the wrong jointing compound often leads to movement, gaps, and weeds.

Each of these problems can develop slowly, often unnoticed until visible dips or cracks appear — usually after a few wet or cold seasons.

2. Why Local Conditions Make a Difference

Here in West Norfolk and the surrounding areas, we regularly work with a wide range of soil types. Many of these expand and contract through the seasons, especially with fluctuating temperatures and heavy rainfall — putting pressure on any paving above.

Combine that with the typical East Anglian freeze–thaw cycle through winter, and poorly built patios can quickly start to fail.

That’s why local expertise matters. A professional landscaper who understands the local ground conditions — will design your patio’s sub-base and drainage system accordingly. It’s not a one-size-fits-all process.

3. How Precision Paving & Landscaping Builds Patios That Last

At Precision, we don’t just lay slabs — we engineer every outdoor surface for strength, stability, and long-term performance. Here’s how our method makes the difference:

  • Site survey: We always begin with an assessment of soil type, drainage, and surrounding structures before any digging begins.
  • Proper sub-base installation: For patios, we install a minimum of 100mm of compacted Type 1 MOT hardcore — and more where soil conditions or usage demand.
  • Correct falls and drainage: We carefully level surfaces to direct rainwater away from buildings, typically between a 1:60 and 1:80 fall.
  • Quality materials: We use only paving and jointing materials that perform well in the East Anglian climate — frost-resistant, durable, and long-lasting.
  • Precision workmanship: Every slab is hand-laid and level-checked, with firm edge restraints where needed and consistent joints to prevent movement.

Our approach means your paving won’t just look beautiful after installation — it’ll continue to perform for years to come.

4. What to Ask Before You Hire a Patio Installer

If you’re planning a new patio or replacing an old one, here are a few smart questions to ask any landscaper before you sign on the dotted line:

  1. What sub-base depth will you use — and how will it be compacted?
  2. How will water be managed? (Listen for mention of a fall or drainage solution.)
  3. Will you include edge restraints and quality jointing?
  4. Can I see examples of recent work in my area?

A trustworthy installer will happily answer these. If a quote seems unusually low, it usually means corners are being cut below ground level — and that’s where the real strength lies.

5. Why Autumn Is the Perfect Time to Act

As the weather turns wetter and colder, existing patio problems become more obvious — from pooling water to wobbly slabs. Tackling these issues before winter fully sets in can save you from frost damage and further sinking.

It’s also a great time to plan new hard-landscaping projects. Winter installations often mean better scheduling flexibility and your new patio will be ready to enjoy by spring.

We offer free site assessments across Ely, Downham Market, Thetford, Newmarket, Wymondham and Bury St Edmunds, where we’ll check for signs of drainage or sub-base failure and provide expert advice on next steps.

Frequently Asked Questions

What causes paving to sink or crack?

More often than not, when paving sinks or cracks, the problem lies in poor installation. If the base beneath the patio is unstable, then movement due to ground heave or heavy vehicles driving over the area will cause the paving stones to shift or crack.

How can I tell if a landscaper has the right experience to install paving that will last?

It is wise to do your homework carefully before commissioning a landscaper to install a driveway. Patio or paving. If their price seems too low - be very wary - it may not be cheaper in the long run. Ask some leading questions to assess their knowledge. Such as ‘what depth of MOT Type 1 will the sub-base require?’ Or  ‘What fall would you build into this project?’.

You could also ask around for recommendations, and, if possible, ask to see examples of their work. (this may not be possible if they work for private clients as not many people appreciate their garden being used as a showroom!)

What is the best time of year to build a new patio?

Hard landscaping can be installed at any time of year, but the autumn and winter months are ideal as this is when you are least likely to want to be using your garden. The best landscapers are often booked up well in advance of spring, so if you want your new patio to be ready for summer, contact your landscaper as early as possible.
